Oakwood Dental Practice

We were approached by a client who had sought planning permission for a two storey rear and single storey front extension to an existing dental practice and whilst it was acknowledged that the extension to the practice did provide a benefit, it was felt that this benefit did not outweigh the harm caused to the character and appearance of the building and the wider Botley Conservation Area and therefore the application had been refused.

We reviewed the refused application and advised the client to present the Council with a revised design through a pre-application which would respect the Conservation Area.

The revised design introduced a hipped roof to reduce the height of the rear extension and extended the rear extension further to provide the space the business required.

The pre-application response set out that the reduced height of the rear extension was welcomed as was the introduction of a hipped roof, however slight concern was raised over the depth of the extension. It was suggested that it would benefit from being slightly reduced to give a better balance and be more respectful to the Conservation Area characteristics.

The scheme was revised accordingly and a planning application was submitted and subsequently approved.
